Homeowners vs Flood Insurance

Water damage to a home is a very time taking, expensive and life changing experience. Ideally, we want everyone to be insured in case of any possible event. Most of our mitigation responses are to homes where water comes from within the house, that type of damage is usually covered by the homeowners insurance. It changes when the water source comes from the outside, for example during heavy rains water rises in a nearby creek, overflows and reaches the house. That is s flood, rather than water leak and it requires a flood insurance (in addition to homeowners) if one would like to have coverage. Flood, while it is a rare occurrence, it tends to happen in the flood zones, where rates are typically higher for flood insurance but it is strongly encouraged if not mandatory. It is important to get educated about both types of insurance in regards to your home location (and other factors), especially that flood zones are changing due to the change in extreme weather patterns.
